Post: Buying my first turnkey property sometime in the next two months

There are still a lot of houses up for grabs and more everyday in Pasco .. one thing to consider seeing how you are looking into buy and holds is .. are the tenant landlord laws about the same in every area you are interested in ? As for appreciation . Tampa and surrounding cities  are still on the rise .. in Tampa they have risen pretty quickly to almost back to pre ballon bust values .. but for cities like Inverness, Fl which is about 1 hr north .. the prices are relatively low still and there are penty of houses that can be bought under value .. if your willing to rehab them a bit .. just the other day I looked at a 3-4 bedroom 1550 sqft with a cagged in Pool for $45k .. it needed about $25k for a rental and $35k for a flip .. I only flip homes right now .. the arv is about $130-135k for a flip and rents should be around $1200 mth .. maybe more ( like i said i only flip them right now ) I am going to make a offer monday on it I hope .. I can see rehab taking less than 6 weeks .. and this market is hot for selling so .. maybe 30-60 days on market .. not a bad Roi if the numbers are right .. but, if you looked at it as a buy and hold,  it would still make sense  .. i think the real key to investing out of state is having someone whom you trust watching out for your best interests .. like I do with any of my partners money.. also try not to limit yourself to just one area .. you might miss a deal of a lifetime if your to focused on one area only .. just my two cents

@Avery Hill welcome and congradulations in your career choice .. its such a rewarding business if it is done right and a little luck always helps to.. but, hard work is the key .. there is a ton of free information you can start to learn right here on BiggerPockets .. but, i would get your Re lic first before mind melting and trying to learn to much at once .. that being said dont wait to long .. As for Hard money lenders and Private money .. It is very hard to get if you have no experiance .. do you have money to invest with it ? Most everyone will want you to have more skin in the game than just work .. so .. go make some money and get some experiance along with learning everything you can along the way .. and you shall succeed..

Mcreia  meets every 2nd Tue at the Comfort Inn off 200 and i-75 at 6:30 .. just show up .. there is no charge for the first vist and plan to go to Denny's afterwards to get to know some members .. kind if a impromptu meeting .. i wish you luck and maybe Ill see you there .. by the way, dont quit your job .. and dont move out quite yet .. unless you have it bad at home .. stay and save but, learn .. maybe offer to do apprentice work on your off hrs and weekends .. or like somebody suggested .. volunteer at habitat .. you may even meet a ex president .. you never know who you might meet that can change your life .. hopefully for the better .. the best thing I have learned over my 46 yrs is, surround your self with the kind of people you want to be .. ie .. good, honest, hard working, religious, investors, smart, funny .. you have to make your own list .. but I myself try to hang out and be friends with  good people that are successful or at least want to be. thats why I like BiggerPockets so much .. just about everyone on here is so focused and kind .. .. be sure to take full advantage of all BP has to offer .. It has already changed my life for the better ..I hope it is the same for you .. I also you the very best of luck and success

First, let me welcome you to Tampa and I presume Florida .. and more importantly to real estate investng.. The first thing you have done right is to find BiggerPockets .. I hope it will help you as much as it has me and many others .. there is so much information on here at your disposal .. please make sure you take advantage of it .. Now to your post ..  I have a great certified general contractor .. he works all over Central Fl. Including Tampa. I have used him on my flips .. .I myself am very knowledgable in the construction field but, I am not a contractor and sometimes we as investors are required to have a contractor pull permits. He is not only trust worthy and knows his stuff but he is very reasonably priced.. If you would like his contact info just message me .. be sure to use my name ..

@Andy A. I am outside of Orlando, in Bushnell .. which is a smaller city but its in Sumter County , which is the county were The Villages is located in .. I would love to meet up with you if you plan to be in or near my area . I could travel to you if needed but I would love to actually show you a flip house I am currently working on .. I think you would be impressed with the numbers .

I also have a couple other projects in the fire  ..One being a 52 space mobile home park that I found for sale .. it is almost ready to start renting spaces .. the roads, water ( with pumping station ) electric, sewers, and zoning are all done ... it just needs parking pads and in my opinion some kind of Office / clubhouse.. maybe a Pool ? .. Its within walking distance to a lake thats known for its fishing ..and the ask is 599 k .. there is a lot more due diligence that needs to be done and even though its a off market property , there is some other interest in it ..

Cape Coral is a great area .. there are already a ton of duplexes but like mentioned, they cant build them fast enough there .. it has already been mentioned that the baby boom gen is still retiring and there are a lot of them on the edge of retiring , they have been coming to Florida for years and its only natural that they are going to move down here .. and Jason is also right about Daytona .. that city is always a good investment area .. one I like though is Inverness, Fl.

There are not a lot of multi family but there is a huge need for them .. 

a lot of smaller city's surrounding the big three ( Orlando, Ocala, Tampa) in central Fl are decent and can offer lower cost properties and good returns ..
