I suggested to contact a local title lawyer who knows those type of transactions.  Depending on how to structure, you take title on the house at the closing or you take the title when you paid in full at the end of installment sales.  You can generally create terms work for both of you and your friend.

Target smaller buildings (instead of 100+) and take over mortgage (subject to) or warp up mortgage.  If they own free and clear, ask if they consider seller financing.

You may consider becoming your agent.  I did.  I'm glad I did.  This makes you competitive with your speed to execute.  You can make as many offers as you like.  Bonus, you can make money by listing or selling to your friends and family.

I think is best way is to find "real" wholesalers in your area.  Ask him or her to help out.  You can learn that way.

If you want to buy small multifamily, I highly recommend getting all trades (HVAC, Roofer, Electrician, Plumber) during the contingency.  If it is an older building, do scope (check the condition of the drain pipe).  I learn this lesson.

I would like to make $250k on cashflow annually from self-storage facilities in next 5 years.

I will suspect anyone claim that they stay with family or parents especially they are 30+ year or older.  If you do background check, you may be able to find out if that is really true or not.

I will not do it in DC unless you know how to navigate all tenant and landlord court systems. I recommend looking in VA or MD.

I agreed with Menan Patel.  Cut the loss and move on and look for another contractor.  It is painful but you can trust someone who already showed that you can't.
