It is only illegal if it is not disclosed on the HUD-1. And just doing something illegal doesn't mean you are going to jail. Likely if you do it once or twice you wont have a problem, but if the title company or the realtor who "does this all the time" gets caught and sent to jail like a few idiots here in MN recently, your transaction will be caught and you may face prosecution...jail time is unlikely but hey, it depends on your situation.

Lots of people do illegal things all the time and don't get caught. i.e. speeding...it is all in perspective. Don't do anything questionable if you are not prepared for the consequences. Thus why the jail cells are full of criminals...none of them were prepared for the consequences.

Yikes...I think it would be a miserable existence to never work again. I take 2 weeks off and can't wait to get back to work...You can only play for so long without feeling the need for productivity. It was bred into the human nature.

Besides, 10 Million wouldn't last you very long if you didn't seek a return on your money. And that would take a lot of work to do.

a land trust is a type of living trust.

Kind of like an oldsmobile is a type of car. It isn't the only type of car out there, but works for certain people in certain situations...

No matter what anyone says, the safest way to not be concerned with fraud or money laundering charges is to disclose the cash back on the HUD. If the cash back is disguised in any other way, I would tend to believe there is some type of fraud occurring. If it is on the HUD, then all parties are aware and their is no fraud. Whether or not this means the house appraisal was inflated is a mute point if everything was disclosed on the HUD.

I am a new partial convert. I have many friends that have been pushing me to convert to mac for years. Finally one oft hem upgraded their Mac Book and gave it to me. A fresh install of the latest OSX and I have been setting it up for my wife to use as our(her) home machine. I have found that it is far easier to do anything visually oriented. But when it comes to problems with networking, my hands are up in the air. When it works, I can't explain why, when it doesn't work, I can't explain why. Hence, the reason people say mac just work, they do. Prob is, when they don't I can't fix it...

I am happy thus far, but have not fully subscribed to the Mac way of life...

sheriff sale is foreclosure

Tax sale is tax lien. This gets you only a lien. You still have to collect on it or foreclose if laws allow it.

Sheriff sale auction is one thing, lein auction is another.

Well, the property is not being auctioned, just the lein.

You then have to collect on the lien or foreclose(if you can). That is my understanding. I am not a lien specialist by any means.
