We own a great view lot in Almond and are looking for builders. The 3 estimates we got back so far are insane on pricing. Labor rates double the national average and General contractor markups of 25+%. Do any of the gurus here know of a decent builder that hasn’t switched to full rip-off pricing. I’m looking to built an average home for $300 sq/ft. Has that ship sailed?

Absolutely no harm in considering opportunities outside of the US. But with regard to Venezuela in particular, the worst real estate market, in the worst city in the US would make a far better investment than Venezuela. Simply because of the fundamentals of each respective economy. Venezuela is a hopeless economic disaster. Of which there are no current viable solutions. Almost every US company that does business there has written off or sold their debt for pennies on the dollar. The outlook is VERY poor for the short to medium term. The decline in the price of oil and the political culture will be anchors for years to come. Think 10 years. Maybe.

2) What are your 3 favorite neighborhoods for Buy and Hold in 2016?

3) What "% rule" do you think is realistic for Buy and Hold acquisitions in 2016 in Atlanta Metro and surrounding areas? 1%-1.5%-2%?

Hello fellow investors,

I'd like your opinion on what investors might be willing to pay on this type of lead?

-Internet based

-Filters to the site by keywords such as "sell" "buy" "house" "quick" "cash"

- Would contain Phone number, E-mail, Property Address, and Owner's name

-Would possibly contain information about equity in the property and how quickly they would like to sell, etc.

As an investor would you prefer to pay (for example) .05c/lead and $1,000 per actual acquisition using this lead or $.50-$1.00/lead. These numbers are just examples.

What other info would contain value to you and what would that info be worth to you?. (Info that could be obtained without personally seeing the property)
