@Alex Salas first I’d recommend a no -real estate book. It’s a very quick read and gives a very valuable lesson that applies to real estate. (Richest Man in Babylon) I’d then start in on all the BP books, they all touch on various aspects of real estate. They’ll serve to educate and also open your eyes to areas of real estate that you may not have been thinking about.

@Alex Salas I’d say your very first step should be to buy and read the whole library of books Bigger apockets sells. I’ve literally built my business around the strategies explained within those priceless books.

@Tisha Croom Have you had the chance to attend any local real estate investor meetings?? I found a few in my area on Facebook. I’ve met some great wholesales, realtors and got connected with a bank that I’ve done 9 deals with over the past year. I never would have been able to had I not attended that meet up (at a local Perkins) and networked.

@Sochima Eze Especially consider no this variable is such an unknown... you may have a tenant that wears shorts all winter long and pumps yhe heat to 85! You’re bill would be massive. Heating should always be tenants responsibility. Good luck

@Hogan Ch Asbestos siding and insulation is very common in order homes. I’d guess that every property we own has it. As long as you don’t disturbed it (make it airborn) there’s no issue. As for removal of siding, there’s no need. Vinyl siding can be installed directly over, and the remaining siding provides an additional R value in insulation. As for interior insulation, primarily around piping, I would consider having that remediate by a licensed asbestos abatement contractor.

@Brian Baker Most of the properties have loans, but undo have 2 lines. I placed the lines on the 2 properties with the highest values. I did so to ensure I’d have ample liquidity to jump on other deals when they come up. About a week or 2 after purchase, I order the appraisal and refi out. I use that to pay the line back down and start all over.
