I recently found CudaSign, formerly SignNow, by Barracuda Networks. I was wary because it was only $1/month, which I thought was too good to be true.

However, I've been pleasantly surprised. 

It is very easy to use and has really changed the way I wrap up deals. 

I have been using it for Purchase and Sale Agreements and also for Contract For Deed (Land Contracts). 

Now I can seal a deal with someone out of state or wherever in minutes, instead of waiting for days.

Hi Brittany,

Congratulations! I am an investor in North Port, but I specialize in vacant lots.

I just thought you'd like to know there is a REIA in North Port that meets the last Thursday of each month at 11:30am at the Olde World Restaurant. You can network with a lot of local investors there and it would be invaluable to you, especially since you are just starting out. I would highly recommend you do whatever you can to make the meetings. They are free and the connections you will make and the detailed info you will get on the current local market will make a HUGE difference.

I specialize in vacant residential lots in North Port, Florida.
I can tell you that the prices you are mentioning would be closer to "retail" prices for good lots in the area. A bit more than I would pay personally. However, the value of lots varies widely, depending on what part of North Port they are in. There are parts of North Port that have miles and miles of overgrown roads and lots with no power that are basically unbuildable for the short to mid term at least. There are also lots that are unbuildable because they are in "Scrub Jay" habitats (a small endangered bird). Then there are also lots that fall into the newly proposed FEMA flood zone areas. YOU NEED TO KNOW IF YOUR LOTS ARE IN THESE AREAS!

There are also lots near shopping and restaurants that are surrounded by beautiful homes, schools, parks, etc. There are even waterfront lots... mostly fresh water, but also a few salt water that appeal to boaters and are much more valuable. There are some areas with overgrown roads that are being repaved. This will increase the value. North Port is a very fast growing area and is becoming a better place to live all the time.

It is not always easy to tell exactly what you have without making a personal visit... even Google Earth and Street View can be a little deceiving at times. 

My opinion is that North Port is a nicer and more desirable area with better upside potential than either Port Charlotte or Punta Gorda, but if you can get waterfront lots in those areas with direct gulf access, they would be desirable as well. North Port is in Sarasota County, which is more "prestigious" and Port Charlotte and Punta Gorda are in Charlotte County, which does not have the same appeal. I have not looked at lots in Kissimmee recently, so I cannot comment on the area. 

You are more than welcome to send me a message any time and I will be happy to let you know exactly what kind of area lots you are considering in North Port are in. I live north of there in Sarasota, but I go down to North Port once or twice a week.
