Not new to the rental game but I'm looking at a SFH to use strictly as an AirBnB (1st property w/Airbnb). I will have the home titled in my LLC. Question is, can I list the home on Airbnb under my business and can I receive payment from Airbnb through my LLC using my business bank account? Having a hard time finding the answer on Airbnb‘s website. Most Airbnb's I have seen are listed under peoples personal names but I want the Airbnb income to go through my business. Thanks in advance.

Just heard about Cost Segregation for the first time today.  Did a quick search to find out more and got this thread.  Quite an interesting start to it, but still confused and want some more info!

I am looking at 2-4 unit multifamily properties. Plan is to use my HELOC for 20-25% downpayment with a 30 yr fixed mortgage and ultimately have the property titled in my LLC for liability purposes. Problem is I can't seem to find a lender to give me a commercial mortgage w/o exorbitant fees. 1 lender mentioned just getting a residential mortgage then retitle the property into my LLC (~$400) which is an option but hesitant if they call the loan (I've been told this doesn't happen all that often though?). The title company I spoke with mentioned some lenders will allow for a commercial mortgage as long as I personally sign the loan as well. Does anyone have experience with this option? I wanted to 'keep my personal and business separate' so it makes me a little nervous signing personally but maybe I'm overthinking it.

Just getting started in investment properties. Is something like Legal Zoom to set up an LLC sufficient for personal asset protection when I plan to purchase about 1 rental property/year or is it worth it to hire a lawyer to do it?
