@Charlie Cooper Through my research it seems that Allentown is great for cash flowing rentals and isn't too far from me. We are thinking of focusing on the lower income areas. Fixer upper rentals. We are skeptical and trying to do are due diligence right now.

So my primary residence will make my debt to income ratio more then 56% so I wouldn't be able to get an fha loan for an investment property?

the last 2 homes I lived in we lived in a few years and rehabbed and sold for nice enough profits allowing me to be much more financially comfortable in our new home we we plan on staying in for the long haul. I owned a condo that I lived in and then rented out for a few years and sold for a nice profit as well back in 2010. I have some experience and always wanted to jump in the real estate game full steam ahead and now I'm finally ready.

@Natalie Schanne - yes I already own a primary residence. I am handy and my best friend has his own construction company. I'd like to Sponsor a Real Estate Syndicate with my partners doing BRRRR deals on multi family properties. I have no cash and would put everything under LLCs. First off I need to build my network and learn everything I can.
