I need it all, agents, PM, GCs etc. if I was a smoker, I'd need a kick in the chest to get it started (sorry old joke). But I truly do need to find good, local people to work with.  Any suggestions would be awesome.

I had narrowed it down to Chattanooga or Knoxville areas.  But I am still open to suggestions.  Wanted to be in the $50-$75k pre rehab price range.

I am a new investor looking to BRRRR my first deal. Tennessee looks like a good place to own rental property. But some comments here have me asking if there are reasonable deals left? Also, I am hearing that contractors are in high demand and that rehab projects are taking longer and are more expensive, it this correct?

I would really like to get started before interest rates climb much further.

So, in a nutshell, is there anyone in TN that would like to work with me to find, rehab and manage a SFR rental property?

@whitneyhutten. I am interested in long term holding SFR with positive cash flows. I wanted to start with lower priced homes in the 50-80k range to gain experience and maybe graduate to MF later down the road. I am torn between having easier access to the properties like AZ, NV and ID but they tend to be higher priced than IN, TN, MO, but they are further away and less convenient.

Hi BPers,

I am relatively new real estate agent in CA with Keller Williams and am looking to brrrr in another state but have not settled on which state.  Looking for properties, and rock star agents, contractors and property managers to work with.  I am a husband, father of two almost fully grown daughters and am interested in technology, fitness and the outdoors. I have worked on cars, motorcycles computers and small home improvement projects and consider myself a competent problem solver.  Always appreciate the advice and guidance from those more experienced than I am.
