@Terry A. Kemp II my early attempts at finding the perfect deal went very similar to this. I think if you try to look at from a mutually beneficial standpoint and try to give them feedback, thank you cards and other signs of gratitude will let them know you value their effort. Like investors a lot of the agents have been burned by tire kickers and over demanding buyers. So I would suggest trying to develop a mutual relationship and keep following up. Eventually you will find the right agent and the right deal. Best of luck in your endeavor.

@Eric Mielke Thanks for the response! yeah our big concern other than securing our debt is our exit. We feel that with the right financing the property in the better area (Major beach city) is our first choice. Also our lenders have informed us of some really positive incentives to go that route. @John Warren thank you so much for the response and for the information. We have run into a few difficulties for the property in the smaller market primarily being financing. Our agency lender is much more fond of property A. We are still pursuing both and hashing it out, but your valuable input has really helped.

Hi,

Just looking for opinions comparing 2 different deals in the works.

Would you rather? In this case similar price points. Both will be managed by a 3rd party. Both slightly below market in rents.

A. 30 units in a better market- lower cash flow but stable. Value add opportunity but not necessary.- also this one is nearby.

B. 60 units in a smaller market; lower rents with similar value add. Much more cash flow positive. Likely less appreciation than property A. Value add but also not necessary.

Obviously lots of details come into play. Let me know your thoughts and suggestions.
