Is it advantageous to cash out a refinanced loan and use that money to pay down the loan?

I am new to the world of investing and interested in investing in real estate. I aim to eventually leave my current employment and pursue real estate investing full-time, achieving financial freedom. I wonder if Las Vegas is a good place to start with a small investment.
