Is anyone out there investing in West Virginia?
I'm interested in buy and hold multifamily properties and it seems like a good market. Places like Cross Lanes have low crime, low unemployment and low property taxes. It's also not terribly far from my area in NYC.
I don't see much mention of WV here in the forums, and I don't see much info on property managers in Kanawha County. Is there anything I am missing when I research the area? For example, is it unfriendly to landlords?
Any out of state investors having success in West Virginia?

I've been looking at multifamily homes in Troy, Albany and Watervliet for a few months.
Do you have any tips for a first-time investor? Any recommendations for real estate agents or property management companies?

I'm new to this website and to real estate investment in general. I've learned a lot from listening to the podcasts and reading the wonderful BP articles.
I've been looking to invest in buy and hold multi-family homes in the Albany area. As of right now, I am very interested in Watervliet, NY.
I can't really get the cash-flow numbers to work in the Queens area, (I'd love to talk with investors in Queens) but the numbers seem to work very well a few hours north from here. It appears that there is a good number of multi-family homes, and a reasonable unemployment rate in Watervliet.
Troy, NY also seems good, but the unemployment rate is a bit higher, and that seems like it may cause some problems with rent collection.
I'm looking for any advice that the BP members can offer. If anyone also invests in the area and is willing to talk with a newbie who has a lot of questions, please say hello.

Hello everyone. I've been researching Watervliet online for a few weeks and I'm thinking about heading up there in a few weeks to look at some multi-family properties.
On paper, it seems like a good area with cashflow potential. Any advice for an out-of-towner? Any "war zones" to avoid?
A second question-- I've read a lot about property tax reassessments in the area. Have any of you investing in the area seen an increase in your property taxes as a result?
