Post: Looking for a Money Woman or Man

Hello again,

So as I get ready to make some money moves this year, I am looking to add a Money Man or Woman to my team. Now one of my problems is that I do not understand the difference between a Tax accountant, CPA, Tax Planner, Financial Planner and Financial Advisor! (whew) My hope is that 1 person, that understands Real Estate Investing, can fill the shoes of all of these people, because that is what I am looking for.

So if someone can let me know the difference between these please let me know. If you can help me out with this and offer your services to me and my upcoming business please let me know. Or if anyone has a reference please send it my way!

I do prefer someone that I can meet face to face in the greater Los Angeles area (where I live) opposed to someone online, call me old fashioned, but if my options are minimal I can go with someone online after some vetting of course. Thanks to Covid of course I guess most will be online anyway for now.

Hello,

I was looking for anyone that has done any Real Estate investments, Flips, BRRRR, Buy and Hold, wholesaling, etc, in Waco, Tx. I was wondering if its a good area to invest? Especially because its right between Dallas and Austin, 2 very hot markets.

If you are a RE agent could you please share any data on the market there? (ie, supply, rental market, schools, growth potential, etc).

I am not finding any recent articles on the area anywhere and was just looking for some current insight/experience from anyone that has been in the market there other than Chip and Joanna Gaines. LoL. Thanks.

I did have another question for you that is a big concern for not only newbie investors but ALL owners of Rentals at the moment. So I'll ask it here for the BP community to see.

The Eviction Moratorium that exists currently throughout the country, and that could be extended through September, if President Biden gets what he wants, is a big deal. (see the article here paragraph 7...  https://www.marketwatch.com/st...)

How is your company mitigating this risk to your cliental?

I understand that the PM (property manager) that you set your clients up with when they purchase one of your homes can sometimes be a 3rd party, where I assume you do not accept liability for their screening process for your clients that your set them up with (maybe you do?) and other times it could be one of your own PM companies that you own directly (correct me if I'm wrong please) that handles your clients' properties and selects and screens their tenants. 

So in the case where you take responsibility for the PM that is running the screening process for these properties for both newbie and "oldie" investors/clients of yours, how are you handling the selection of the tenants and what are you telling the investors to calm their nerves during this eviction moratorium that exists currently that are hesitant to buy a rental because of this? Whether the renter is suspected of trying to take advantage of the moratorium or legitimately affected by Covid during this time.

Or if you don't take responsibility in either case, what do you tell your clients to assure them that they can succeed after buying one of your properties?

Because I can tell you (other that my down payment) this is my biggest concern right now and a big reason I hesitate to pull the trigger to buy a Rental property and I'm sure I am not alone.

Yes I have had an introduction phone call with one of your reps a week ago or so. He was very informative about everything but when I mentioned I was looking to buy a home at or below $100k anywhere in the country but that I also only have close to $20k, currently, for a down payment I think he got a little turned off and (basically) told me to reach out again when I have at least $30k. That's when I mentioned that I was trying to do some wholesaling (to help with capital in purchasing rentals like yours) in my hometown area he went on a bit of a tangent (not in a bad way, he was REALLY helpful with the wholesaling information he had) regarding wholesaling and it took up most of the remaining 30 minute phone call. I ended up with more advice on virtual wholesaling rather than your product. I'm not looking to get the guy in trouble but that's the way it went down.

Nevertheless I am still EXTREMELY interested in your business opportunities that you offer but I understand I am limited ($$$) at the moment but I should have the additional funds by springtime and will definitely be ready to roll by then. But if you have a property before then that fits my criteria I would definitely be interested. I am receiving the hotlist emails since our conversation and the homes are amazing but just out of my range and I think that's just what the market is dictating right now I doubt I'll find anything lower and I understand that.

Hello Everyone,

I am looking for opinions or stories/experiences that any of you have had with the Property Management services of RENT to RETIREMENT.

I am seriously considering using them to purchase my first long distance Renal Investment. But this is the biggest concern that I have and one that I am not even sure if they handle under their own name or outsource to a different company(s) to handle. 

If any of you have used them or are using them currently and know how they do this for their clients please let us know how they handle this and what you think of them and how good or bad that have been to you and/or your property.

Post: Title Companies when starting out Wholesaling

Ok, Happy New Year everyone. Just a heads up, there are ALOT of wholesale questions coming up here.

So last month I sent out my first mailers (postcards) for my wholesaling business. I am still waiting for a response (patience, patience) but I am starting to think about when I do actually get an owner to agree to having me wholesale their home, how easy will it be to get it to title? I'm not gonna lie, I have no idea what is gonna happen when this scenario plays out. I have an assignment contract ready to go, but what should I expect from a Title Company? Will they take me serious? When I introduce myself and show them the contract will they give me any grief because I'm a newbie?  Should I show them anything else or what should I show them to prove my credibility? Should I reach out and create a rapport with a company BEFORE any of this happens?? Are all Title companies the same? How should I vet a Title company? Am I just freaking out because this is actually the easy part? 

Answers to any, or all, of these questions would be helpful and much appreciated. Also, any advice or tips regarding wholesaling would be awesome. Thank you. Take care and Happy New Year.

Hi Ahmad, my name is Mike and I'm a newbie out in LA pretty much doing the same thing as you. I was going to mention Deal Machine to you but I read your bio and I saw that you already use it. Has it not worked for you? 

I'm curious because I was just gonna start sending out mailers with it but is there something I don't know about the site that you have encountered negatively. I felt the price was pretty good.

Hello everyone. My name is Mike and I am a Newbie wholesaler/investor from L.A. here. I hope you and your families are all doing well this holiday season.

Like I said, I am a Newbie. I am gearing up to do my 1st wholesale contract. But before I do this, if you are a wholesale buyer, what steps/processes do you feel I should have ready to present to you, the buyer, once I have a home under contract. In other words, what will a buyer need or want to see from my offer to push them in favor of accepting my home that I have under contract? I am trying to be a LEGIT, Awesome, reliable wholesaler for buyers. Not some shmuck wholesaler. 

So other than telling you that I have a home under contract with an amazing ARV. What do you want to see from me to accept my offer?
