Robert Kiyosaki of "Rich Dad, Poor Dad" sees a real estate crash coming. Do you see a real estate crash coming?

I agree with many points. Right now, I'm wearing a T-shirt that I bought a week ago. It says "THE FINAL COVID VARIANT *IS CALLED* COMMUNISM" and it has received a lot of comments with people generally in agreement.

Earlier this month, I went to a real estate meetup and the host (who has been flipping houses for 20 years) offered the crowd that if they find a deal, then his company will split the profit 50%. For the past 2-1/2 weeks (took a week to realize and decide that I don't have much to lose except for a little bit of time, a little bit of gas, and a little bit of wear and tear on my vehicle) I've been doing Driving For Dollars to find these properties. My goal was to build a list of 1,000 distressed properties. Earlier today, I completed that goal (actually, I ended up with 994 properties, but that's close enough... I don't want to waste my time learning a new town just for 6 properties). So it CAN be done! Good luck to you!!

I began my journey Driving for Dollars on Thursday, August 12. I’m continuing to do Driving for Dollars, but here are my results as of Wednesday, August 18: 

Day 1: 43 homes in 69 mins
Day 2: 40 homes in 90 mins                                                                                                                                                                            Day 3: 71 homes in 100 mins                                                                                                                                                                        Day 4: 63 homes in 107 mins

What I learned:

I came up skunked in some neighborhoods. In a neighborhood of 200 houses, I might only get 5 and that’s even a stretch. I became very lucky in other neighborhoods and was able to get 20-30 homes (which equated to a house a minute). I have 5 years of home improvement construction experience, so determining whether to write an address down came naturally to me. I generally looked for the following:
- Deteriorated or missing siding (It's the first thing seen so, it makes it easiest to quickly evaluate.)     
- Deteriorated or missing shutters (Missing shutters are easiest to spot, but it seems to take a second longer to evaluate the condition of the shutters.)
- Deteriorated roof (Most roofs seem easy to evaluate. I have to drive a little past the house to see some roofs.)
- Deteriorated or damaged windows (A little more difficult to spot quickly.)
- Rotten wood (This was the most difficult to see since it takes a couple of seconds to spot and rotten or deteriorated wood can be covered up.)
- Damaged mailbox (Either flag falling off, leaning mailbox, or mailbox door unable to close. I considered this to be close to a home run.)
- Overgrown lawn (The person could have been busy or lazy, but a certain growth seems to be a home run giveaway. Since most lawns seem to be decently mowed since it’s not a major expense, I rarely ran across overgrown lawns. This was roughly the last thing that I focused on.)

I mainly looked at the roof, shutters, and windows. If there was an issue with 1 but the other 2 were in great condition, then I would pass over the house. 2 or more was my ticket to write down the address, but I also used my experience in fixing up houses the most in qualifying whether I wanted to write the house number down or not.

I managed to see 2 yard signs with “WE BUY HOUSES <PHONE NUMBER>” written on them, so that gave me encouragement that I’m in the right neighborhoods (although I imagine it would scare off some people since they’d think that would indicate competition).

When searching for homes, I looked on Zillow for neighborhoods where at least 1 home was sold in the past 12 months and with a price range of $100k-$300k. I figured that this would allow me to look for deals in the hottest neighborhoods and I wouldn’t waste my time in neighborhoods too bad to fix a house in or too good to find deals. I stayed away from houses close to busy roads and railroad tracks.

I did this in the evenings, usually after work, so there were rare circumstances where I skipped over a house that I could have looked at closer (unless it was a definite write-down) if someone was standing outside of their home or doing something. So it would probably have been better to do it in the daytime, but I work during the daytime. A few people gave me dirty looks but I ignored them because I’m not doing anything illegal and I’m doing something constructive for their neighborhood (If I buy a house, fix it up and improve the appearance of their neighborhood, thus driving up the desirability of the neighborhood and property values).

My goal is to get 1,000 addresses written down and into a spreadsheet before my next real estate meetup.

I like that they don’t show the total number of votes. It encourages more engagement.

But I don't like how I can't access my favorite forum sections (Starting Out; Buying & Selling; House Flipping; Real Estate Deal Analysis and Advice; REI News & Events) with ease. They're buried down in this tedious drop-down menu.

There is also less whitespace so it makes it more difficult on the eyes (compared to the previous Google-ish format that so many are attracted to).

Also, I noticed that when you click the title link of the post, it takes you directly to the post and when you back out, it refreshes to the top of the section which is frustrating if you're buried deep in the section. When you clicked the title link of the post with the last formatting, it opened a brand new window which made organizing the posts you wanted to look at easier and also kept your place when scrolling through the section opposed to taking you to the top of the section.

I also hate that there aren't links for pages. Instead you have to endlessly scroll to find newer posts on a very long OP.

How many driving for dollar leads did it take to land a deal?

Best results? I'm doing driving for dollars now. It is most talked about by Brandon Turner over Listsource and the other online lead generators since there is so much competition with them and a smaller amount of competition with driving for dollars.

$2,000 budget? Direct mail will eat that quickly. According to the seasoned investors on here, you need at least a bare minimum of double to triple that amount to become successful unless you have one hell of a direct mail campaign or get lucky, but I'm not sure if that is driving for dollars or Listsource (see question to Cody above). Cold calling is pretty much free. It's grinding, but if you reinvest your money from your first deal, you'd be able to then afford a direct mail campaign with ease.

Those seem to be the main 2 advertising methods for starting out. I'd avoid looking into other methods until the funds start rolling in and rely on the tried and true for now. Better to keep the paralysis by analysis at bay.

Long-distance investing? How far away are you from the area you're looking to invest in? If a weekend exploration of the area isn't doable, then Driving For Dollars probably won't work and you'd have to rely on Listsource which could get expensive and eat a significant chunk of the budget, although $2,000 is doable according to what I've heard on here before. I calculated it and it seems like you'd average a deal for every $800 you spend on Listsource (if you're only doing cold calling).

I just reread everything and I realized that you might have meant $2,000 per month and not $2,000 total. In that case, it's a different story and I'd definitely use direct mail.

Looking to cold call (pickup or voicemail) 750 houses a week on a tight budget (roughly $500 initially, $250/month) with a tight timeframe (2 hours per day) starting Monday. Want to use today through Sunday to build this list with at least 1,000 names by Monday.
