Hi Stephanie, I'm also thinking about attending a graduate commercial real estate program.  I know it's not needed but it's a desire of mine and It will help me with networking.  I'm currently looking for a real estate course to take and hopefully can become a fulltime agent but like you I don't have enough buy and holds to do that at this time.  I have told my current employer that I will be going from a five day work week to a three day because I need to invest more time in my dreams.  I just wanted to respond to your post because we're pretty much on the same path. Good luck with everything.

Thanks Patrick, I'm leaning toward moving to VA. The last realtor I used represented myself and tenant and I don't believe she screened properly. I will do my own screening from now on.

i own two rental properties but I'm currently going through the eviction process for one. This year I planned on purchases more properties but primarily my first multi-family. I'm currently house hacking with my brother-in law but after the eviction process is over, we have to decide on moving back into that house or purchasing another for a place to live. The house is beautiful but the school system sucks, so should I suck it up since I'm trying to purchase other investments this year or should we rent it out again and move to VA which have better schools. My daughter is 4 and the I'm debating moving back to rental in Prince George's County MD.

How did you finance your first couple of deals?

Thanks, but in Maryland you're not required to work under a broker.  I will get any certifications but none are required by the state at this time.

What kind of education is needed to build a successful property management business?    My area doesn't require you to be a real estate agent or have a brokers license.  I'm thinking about getting a Masters in either management, but do I really need it

You don't need a brokers license to manage your own but if you want to manage others then you need to obtain a license.
