I'm purchasing an apartment complex in Memphis where crime can be an issue.  I'm debating between an apartment complex gate or security camera service.  My PM/contractor says that he hasn't had a good experience with gates (tenants run into them, maintenance, etc.).  Would security cameras in breezeways be a good second choice?  Any other ideas to provide my tenants with a sense of security?

I'm trying to make a the jump from SFRs to Commercial MFR's. But since I don't have renovation MFR experience, I'm getting dinged in experience. And traditional banks have bowed out of a deal because of the deferred maintenance needs of the MFR. I plan to use a traditional bank for the refinance but I just need to take the deal down for now.

I'm talking to private lenders but I can't seem to find info on some of them.  BBB.org, reviews, etc.  Are private and hard money lenders required to have a license?  E.g., NMLS

How do you guys vet a lender to make sure they are legitimate?

For example, I'm researching Avalon Capital (referred by the seller's agent).  

A friend and I did a lot of digging and it turns out that the guy was a scammer -- a pretty elaborate one.  I don't want to reveal info yet because I'm trying to pull some information for the authorities.  I'll post more info on this thread later.   

Unfortunately, this also means that my deal is in risk as I need to start looking for other lenders.

I'm working with a lender who is asking for origination fees up front a few weeks before closing.  I've always paid origination fees as part of the loan on signing day for my SFRs.  Is it any different with Commercial MFRs?  


I'm just cautious of scams and similar.  I did some homework on the lender and they have a LinkedIn profile, website, etc but no reviews.

They are currently being rented out and non-owner occupied. I'm doing a some cursory reading on DSCR loans but from your experience, what things/pitfalls should I be mindful of?
