Has this been a pretty profitable area for you?

I've been getting emails on this from different sites and was wondering if anyone has ever done this before and if it is risky and if it is risky is it worth the risks? Thanks in advance for your thoughts?

As I surf the wealth of these forums and learn the tidbits of information one thing remains the same "I Need a mentor", "Help I Need a Mentor", "Mentor needed in the NY area", etc, etc, etc....Another thing remains constant.... "0 replies , 6 views", "0 replies 13 views", etc....Now for those of you who keep posting this let me start out by reminding you the definition of insanity...insanity- doing the same thing repeatedly with the expectation of different results..... Now I'm no genius or mind reader but I can probably give you 2 reasons why you can never seem to get a reply. 1) First of all these investors probably don't want to risk giving up a lot of their time out of their busy schedules to risk teaching someone who will probably give every excuse in the book for never actually starting when it comes time and 2) Any real education cost...... It costs money, it costs time, it costs dilligence, it cost determination. There are plenty of ways to get started in this biz with no money. Birddogging is one way...It allows you the chance to earn the capital needed while learning the business, the hot spots/locations, the properties other investors are looking for. You can go to your local public library and check out every real estate book you can get your hands on. You can read up in the archives and forums and post individual questions. Invest in seminars and educational audiotape cd's such as the ones listed on here. Join your local real estate investor group. If you really want them to walk you through a whole deal on here then you need to offer up some sort of commission that is acceptable with both parties. But don't expect to get something for nothing in life. If you are not willing to do one or more of these things to attain a foot into this industry then this is not the industry for you and you are not truly serious about being in it because if you were then you would sacrifice to get there as I am sure 95+% of these people have. Since I joined this forum in the last 2 1/2 weeks I have been in contact with different investors to bird dog for them, I have bought different marketing tools to be successful in birddogging for them, I have checked out and been reading books from the public library, I have bought multiple audiotapes from ebay as r2d2 suggested in his post, I read and ask questions in the forums and archives, and I have filed a DBA for sole proprietorship with the county for my business. If you are really serious about this business then you have to prove it not only to the people in this community but to yourself.

Please don't think that you are the only person who goes through these things. I would say that everyone suffers some sort of deppression in his/her life at one point or points in time. But one thing you have to remember is that life was not made to be easy, but difficult. It is this that makes people stronger. I am 27 years old and have been on my own since I was 17. I have been homeless, broke, imprisoned, beaten by authority figures, and a number of other things when I was younger. I now have money in my bank accounts, insurance for everything I need, 2 jobs, a business plan and goals to meet my plan, and good family and friends. Success in life is never determined by where you stand or what others think about you; it's determined by yourself. In my mind I am not yet where I want to be in life, but I am happy from day to day working 18 hours daily because I know it is all for a purpose. I know I am creating money to help me buy the tools I need to succeed in the industry I want to be in. My point is this: If you do not have any goals then life will become very dreary and depressing. You have to know in your heart that everrything you are doing and going through is for a greater purpose and a means to an end. You have to set your goals extremely high, so that even if you don't meet them anything close to them is still an outstanding victory. And most of all you have to follow your own dreams and not listen to anybody else who doesn't fall in line with them. That means you have to do what you want to do in life and not what your parents want you to do. You have to tune out all the negative people who scoff at your high goals because you know what, you have to live your life. If you do these things and do whatever it takes to reach your goals then I promise you you will see what makes life so beautiful. As you can see there are plenty of people on here that will help you if you ask. But you will have to meet them halfway. What I would suggest doing is sitting down and making out a 5 year plan of where you want to be 5 years from now...Write down the steps you think you will need to attain these goals and then get started not tomorrow, but today. Goodluck bro, remember you still have a long life ahead of you, and you will make many mistakes along the way, learn from those mistakes, don't let them bring you down, get back up and press forward.

Before I start placing bandit signs anywhere does anyone have any idea on legalities of where it is and isn't ok to place them.... I live in TX so maybe that might help in the answer if anyone has had dealings in this area on this subject... Thank you very much in advance....

Very interesting, Great way to drum up rehab money as well to I suppose if you had too...Thank you so much....By the way, do you ask the lending institution for the 2nd or is it on them to bring it in to close a deal?

What is the purpose of the second mortgage? What would be an example of a time one would come in handy, and how would you know that time when it came. Thank you so much in advance everyone...
