Hi, I have been looking to get into real estate for quite some time now and i think this is the year for me.. my goal is to make this a full time job so i can walk away from my 9to5 five job. But i do need some good advice on the proper steps to take when starting out. I'm in a city right outside of chicago and and you can get some the housing pretty cheap that just needs to updated. I'm looking to buy first one cash for around 23000 and rent it out but I'm not sure if that is the best move? or is it better just to put a nice amount down and try to get financed for the rest.. any feedback would be greatly appreciated.

Thanks!
