This guide is spot on here in Colorado, specifically Arapahoe County. We just finished our first eviction and it was messy. 3 day notice to pay didn't work, cash for keys didn't work, they showed up to their court date, but we ended up settling out of court. They are supposed to pay us $50 a month until their debt is settled, but that is unlikely. I think I will take your advice and contact a debt recovery service to hound them.

I plugged in average information to finalize an analysis based on what we are seeing in Denver and it looks like your ROI will be around 6 to 7%. That's tight for me, but the Denver market is tight to begin with. If you're looking for passive income AND will be using a property management company, why not look outside the state?

It was on S. Bannock. Needs a bit of work, but should rent nicely. I'll follow up when we get the top unit refinished and rented out.

 Scott, I would be happy to write something up. I'll PM you shortly. We ended up buying a over/under duplex in Englewood, around Broadway and Dartmouth. It needs some work, but we are excited.
