Following up on your old post that came up in the search results. Did you end up pulling the trigger on a rental home in Noblesville? If so, how is it working out for you?
My wife has taken an interest into land-lording in the Noblesville area recently for some reason. We're in the process of doing some broad research.

In the Rochester rental housing market, I was wondering if you could tell an applicant a house isn't available for student rental. Wasn't sure if there were any local or state laws that protected students, or if this was a gray area for "age discrimination". Any input appreciated. Thanks.

A relative of mine just purchased a rental home in the City of Rochester with tenants in place from the last owner. I believe they still have 10 months left on their lease. The current rent is under market value, and the Buyers Agent claimed rent could be raised at anytime with a new lease from the new owner. Does this sound correct? Or does my relative have to honor the lease in place by last owner.

Thanks for the feedback guys. You would think a high priced unit would generally command a much higher rent. I guess the downtown student market works a little different.

Hi all. Penn State alum here. I was randomly browsing the State College PA Zillow listings and came across 4 studio apartments being sold for $680k. Each collects $750/month and has a $103 condo fee. I've been in this old building before, and was absolutely shocked at the asking price. Is this the norm for units like these? I understand it's a great location right across south halls. After running a couple different scenarios, I couldn't see how the numbers would back out for any investor. Am I missing something here? Any insight would be greatly appreciated. Thanks!

I had a couple (bf/gf in short term relationship) fill out a rental application for a house they're interested in. A simple google search of the male revealed a history of bad decisions ranging from DWI's to a domestic abuse issue. The female has no red flags and makes decent income, but I don't want to rent to them due the males past. All of my dialogue has been with the female. She may not even be aware of these past issues. Am I allowed to disclose to her the reasons for rejection? Or do I just have to tell him....
