@Jenna Walker In addition to the flat fee MLS listing, also consider using a transaction coordinator ("TC"). They will make sure you have the required disclosure forms and also make sure the transaction is moving along the way it should. Many real estate agents use TCs.

You can find many TCs in you local area with a simple google search. The cost is ~$450, paid at closing. While the TCs typically won't provide advice, they often will be able to explain options (most are licensed agents). They also deal with transactions every day, so their experience level with the transactions/forms often exceeds that of the typical real estate agent.
