Is The Easiest Way To Make The Most Money!

Just be sure to offer the buyer agent a market rate commission. Most buyer agents are not as concerned about what the buyers pay, they just want to get a deal done (which is good thing). 

Like @Bob Okenwa mentioned, if there is no reasonable commission offer to the buyer agents, you could likely be costing yourself money because you lose out on the offers the buyer agents would have brought.

Assuming you are a) realistic about your asking price, and b) can see when there are goofy terms added into the contract, then doing a flat fee MLS listing + using a transaction coordinator is the way to go to maximize your returns with the least headaches.

Also be sure to get pro photos as mentioned by @Frank Wong.
