have you looked at apartments in Texas? I heard from a friend recently that there are some good deals out there.

See if you can get this one for 160-180 max. What was the previous purchase price on the property? What was the price during the peak?

Look on craigslist for nearby rentals and call up those property managers to see how much that duplex would rent for. You'd need sqfootage, any extra features and they'll tell you how 850 compares.

When a rental transfers ownership in Sacramento, does the city come in and re-inspect it automatically or I have to call it in?

 I'm looking for property management companies in Sacramento Oak Park area near the med center. If you have experience with one, and can refer them them to me, I'd love their contact information. Experience managing low-income tenants is a plus.

From an investor's viewpoint, everyone has different goals. Since you have done your numbers and you know that it's negative cash flow, so the interested investor is likely:

- looking for a home (home and investment are two different things)

- appreciation buyer

- has not done their math

If I were you, I'd only be thinking about the listing price and see if it meets your goals in moving on - if it does then congrats on the interest you have garnered!

Thank you I'm having the home inspection done tomorrow. I have received the leases and applications from the current owner and reviewed them for the numbers. They are in the process of getting us the estoppels. 

Follow up, question on my tenant questions, what kinds of things do you guys check for during the home inspection?  I have a professional home inspector doing in the inspection but I figure spend my time productively and I'm building a checklist for myself for things I can look for as well.

 Excellent tip @Jake Weir . I went to the office today and got a copy of the items that the last rent inspection pointed out. I have provided these items to my home inspection guy and we are going to verify that the seller fixed those items. 

On a side note, do you guys know if in Sacramento the rental properties are inspected every year or it's once in a while or complaint based?
