I am in agreement with @Rick Pozos in that there are no "recession PROOF" properties.  The issue will be the degree to which a property is affected by the crisis slowdown.  As @Stone Saathoff mentions, focus on the cashflow.  The cashflow will sustain the project through a slowdown or a recession.  Unlike @Stone Saathoff, I do believe that the economy WILL enter into a recession.  The two economic factors that hold the economy in a precipice are a) the supply distribution channels, and b) the debt load carried by many corporations, which was facilitated by low interest rates.  The distribution channels are key to a well functioning economy, and these are breaking down because of the economic slow down.  With regard to private sector debt, debt service coverage ratios are becoming precarious and thus many firms will be unable to service their debt.  The increased risk of being unable to service debt can be observed via the downgrading of the "credit ratings" of many corporations by Standard & Poor's, Moody's and Fitch.  The effect of the supply chain and debt on the economy will be latent; it will take time some time to 'feel'.

To provide for some flexibility with your client/tenants, one can add a clause in the lease whereby "visitors" may spend no more than "x" nights within a specified period of time ... eg "Visitor may spend no more than two evenings within any one six month period".

HomeAdvisor is a ProPerk company offering to provide a service to BP members ...

If one searches the Better Business Bureau, one will find that Home Advisor is an "Accredited Business"; however, they have been in business since "20 Years", and just now, on May 30, '19 have become 'accredited'. 

HomeAdvisor has no rating, as of this post.  Further, note should be made of the NUMEROUS complaints filed against them! ....

- 1,700 complaints closed in last 3 years

- 720 complaints closed in last 12 months

I ask myself the question .... should not a BP ProPerk companies be held to a high standard?!  With these kind of statistics, perhaps, HomeAdvisor should NOT be included in the ProPerk list of companies providing services to BP members!

I will close by saying to All .... perform your due diligence on a provider of service, BEFORE, hiring them!
