 Thanks Colleen. I have read the thread they are some good tips. I will pass along the info suggested once the roofing company provides us.

We have a 4-plex and we need to do a lot of deferred maintenance that the previous owner did not do. The work includes roof replacement and siding repair among a few other things. We plan to get this done in the next couple of months.

We have tenants in the units so want to make sure we give proper notice and want to know what are the things we should keep in mind when doing the work so the they are not impacted. Any suggestions on how to go about this and any notices and warning we need to give the tenants and the contractor. 

The property is in California if it makes any difference as to what needs to be done.

I also wanted to thank you for referring to Nolo website in a different post.  I am new  landlord in CA and the  the website has great resources.

 I found one of our tenants is going to break the one year lease and also in California.  I did some research and found the following: You can charge the tenant until you find a new tenant. Landlord is supposed to make a reasonable effort to find a new tenant as soon possible and the tenant is not needed to pay rent once you find a tenant.

 Not to go off topic but it really interesting to hear how Cupertino looked 40 years ago. I live in the area and drive by Stevens creek blvd everyday.

I feel that to manage the 30k to 50K properties you need to be local or be very lucky with finding the right PM. Not saying it is not possible but very hard. If I ever considering buying out of state I would prefer the B class properties than C.

 Thanks for the suggestion about Jeff's Meetup. Will look into it. I work close to the one Johnson's meetup so I think I could either one depending on time/date.

@Ali Boone thanks for  the welcome.  We do have some positive cash flow (hopefully this will increase once we get all the tenants to market rent) but again we paid higher than normal down payment and we are doing the management ourselves. This is A class neighborhood and most of the tenants are here for the one of the best high schools in the country. So the tenants are relatively easy to maintain and we live with in 2 miles of the property so far things have been smooth.
