getting started is hard.

as trump says.. if u don't start right, how can u end up ahead? or something like that. lol

Your first deals MUST be extremely good, money making deals. If not, DO NOT BUY.

it takes a couple places but after that u can take off :)

i have contacted several financial institutions and NONE will allow any commercial "open line of credit'

They all want to know WHAT exactly your buying.


Asking to get a business loan, they want 2 years tax returns on th ebusiness, and showing a profitable income before they will lend any money.

can someone help me out with this?

yea get all the info on the other guys, IF POSSIBLE, i'd increase the rent, but if ur in a area where ur kinda capped right now, leave it. If they are taking care of it thats all that really matters, and with 4 people, they should make the rent.

I had this happen once to me, and they liked to party.. They took nice care of the house though but they ended up not being able to pay... they moved right out when I told them to though! :)

Mcdonalds, CVS, etc. all have brand new buildings surrounding this place. The land alone would go for 800k+++ if someone like wendy's, bk, etc. wanted it.

1/2 ac. lot. Business is a car wash.

brings in great money.

300,000 asking price.

Owner will carry 10,000, I have 30,000 I can put down.

NO ONE can do this loan.

give me a break.

closing time depends on a LOT of factors, judge signing papers, title company, owners, bank, etc.etc.etc.

I've closed as fast as 14 days and as long as 3 months.

Just depends.

i've been reading about the "4 loan limit" rule everyones talking about. So I called a couple local banks / lenders.

They said that rule doesn't apply to them at all. They set their own limits.

Countrywide set theirs at 4, but let's say you have 2 loans at chase, u can get 4 more at countrywide.

this is all based on what they told me.

when I buy HUD properties it shows up as 0.00
