Can I use any bank/lender to refinance after I buy a home with cash? Do they have any special restrictions on the type of dwelling they finance? The reason I'm asking is I am in the process of purchasing a duplex with conventional financing but it has come to my knowledge that this duplex was noted on the appraisal as a "site condo" but with further investigation it is considered a "row house". Fannie Mae and Freddie Mac do not finance these. So my current lender is denying the loan for it. I could pay cash but I would need to refinance immediately and need to know if it would be a problem or isn't it a problem at all since I would own it. I'm confused and the seller is ready to sell to someone else.

I'm a go-getter always looking to expand my knowledge and experiences. I currently am a realtor starting into my 2nd year. But I first obtained my license in 1995 and took 20 years off to pursue other adventures. My passion lies with investing for sure, most likely flips and buy & holds. Should be closing on my first buy & hold next week. I've been self-employed for about 15 years and I wouldn't have it any other way (as most of us are that way). I started a graphics and screen printing business in 2009. It was fun at first but it quickly became a ball and chain...the list of negatives go on but it was a good learning experience. I'm adventurous and a visionary and my husband is a realist (which is a good thing!) I'm more than ready to become a full-time investor. I'm creative, like to get my hands dirty, and have a good business sense. Bring it!
