Definitely an impact by the NFL, especially since the Super Bowl is scheduled here this year. We have a property in Tempe somewhat close to Mill Ave and it has rebounded very nicely since peak Covid, had to switch to longer stays during Covid. It’s almost as if that property is even stronger after Covid, which I feel like is a trend in many places around here as people opt to travel closer to home.

We don’t have any under management by the Superstitions or where they’re being affected by any fires, but my heart goes out to all those affected.

@Brian Gerlach I’d argue that it isn’t so much which cities, but it’s more proximity to high-demand locations. I’m talking about areas near larger hospitals, downtown areas (Old Town Scottsdale is obviously #1), higher end golf courses, casinos, universities (mainly ASU in Tempe), and other niche locations that attract travelers. Being close to spring training facilities is usually great but I’m not sure if Covid will still affect 2021 Spring Training.

Cities where I see higher rates though are in Scottsdale and Paradise Valley. But like I mentioned, there are certain areas within each city that can be a great STR investment.

@Michael Baum Ah thanks for the clarification. Glad to hear your STRs are doing well! I’ll be the first one to say that a PM doesn’t always make sense for everyone if they enjoy running it themselves and are performing well.

However, I do believe in constant learning and connecting with others in the industry so that’s why I’ve joined. Doesn’t matter how many properties one has, we all run into a lot of the same issues. I’m looking forward to sharing my knowledge and learning from others in the forum!

Hi BP,

I am finally joining the community! I am fairly new to the real estate industry in general but for the past year I have ran a short-term rental management company that operates in the greater Phoenix area and Sioux Falls, SD.

I personally grew up without any background in business or real estate. Just a small town South Dakota kid with a dream to do something more. During my average D1 college baseball career, I took a huge interest in investing in stocks/real estate and acquired a couple degrees in Economics and Entrepreneurial Studies with a minor in Marketing.

Since then I have been a full-time recruiter in the healthcare industry and MEP construction industry, while running our company for the last year. And for fun, I have a social media account that posts original golf content, so I love to golf down here in Arizona.

I'm excited to connect with people and learn from everyone in the BP community!

My partners and I formed a vacation rental management company about a year ago and are in the process of scaling in our current markets and expanding into new markets that make sense. We're currently in the works of partnering with properties near Pine and Flagstaff. 

I also love to golf down here in Arizona so let's meet up on the course!
