Thank you both for your replies.
I have done flips over the last few years, but want to move towards rental property. I have a lender lined up and a game plan to BRRRR/Buy & Hold in my area. I am trying to use the BP calculators to create a sort of proposal to my lender, and to hedge against too many "tuition payments" on my first properties.

@Zach Westerfield 

- the P&I during the flip is calculated, but it doesnt appear to be included in the total project cost using this calculator. That is something I will have to account for - thank you for noticing.

@Jibu V.

- I kept repairs/capex low because of the renovations I will be making on acquiring the property: new roof, new hvac, new water heater and appliances, new bathrooms, etc. I will do the majority of the reno myself. Even though I don't plan to use a PM in the next 2 years, are you recommending I go ahead and account for it in anticipation of needing one as I acquire more rentals?
