Hey @Laura Wyzykowski! To kill 2 birds with one stone, I would recommend first finding your flipper aka end buyer. Build a relationship with them, walk properties with them, let them mentor you on how they underwrite deals. Ask them to meet you at an appointment and walk the property with them. After they privately give you what number they would like to get the house at, go back to the owner and get the contract under that price. Aside from that, most wholesaler I know have a clause in the contract that allows them to back out in the event they cannot assign the property.

Hey @Emily Simmons! Wholesaling is a great way to make money and gain real estate experience at the same time. Outside of wholesaling, would you consider doing some form of a house hack?
Without knowing the details of your situation, the advice I would give you is to either buy a single family primary residence and do a live in flip OR buy a multifamily property and rent the units you do not occupy while you rehab one unit at a time.

I am bullish on Northwest Indiana. Everyone focuses on folks leaving New York and California but there is a large influx of people leaving IL and Chicago. Many of those individuals are heading to IN. We have much lower taxes and overall the cost of living is cheaper. Aside from residents, there are lots of companies coming across the state line as well seeking better tax and political situations. If anyone wants to discuss more, I'd love to connect.

In my experience you will limit the number of potential buyers by selling a property with tenants placed. That being said, homes are sold every day with tenants placed in them. Id recommend finding a solid agent who know how to market the property as an investment.

Hey @Kevin Srednoselac!
I am a local investor in Indiana, too. Which neighborhood in particular do you invest in?
@Anish Ramrakhyani - Indiana is a GREAT place to invest :) lots of potential for cash flowing deals.
CP is a great market. Which builders are you considering?
