Hi guys,

I'm about to rent a house to a couple of ladies, one of them mentioned that she would like to bring a bird, a budgerigar to keep in the house caged. Anybody has any horror stories for birds indoors?

@Gail K., I hear you, this just happened to me, they were supposed to have one cat but brought an extra one without my knowledge and when they left handed a flea infested house, a month in I finally have it under control but at the expense of around 3K and many, may headaches, I won't accept any pets anymore, what's are the risks with allowing caged birds?

I had a talk with both of them, I'm good with the one qualifying applicant, now the question is how should I do the contract? Do I put the one qualifying applicant in the lease and the other one as a "guest" (I have never done this before, not even sure how this is supposed to be done in a contract) or should I just include the non-qualifying applicant in the lease as well? Any advantages of one over the other? I guess 2 is better than one but I'm thinking also if one is fully responsible (and qualified) then it might be less hassle for her to pay the entire amount in the case that the other one doesn't have money to pay.

I appreciate all the help guys, unfortunately I can't put up an ad right now to get more applicants since I have a contract to sell the house and but it expires this Friday (nothing is happening on the selling side so that's why I'm going to rent it), I have already lost 2 months rent, hate to lose a third. So if one qualifies all by herself (in theory if she wanted to rent by herself she qualifies) and she seems like a great candidate, it would be the same situation as if she was applying by herself but of course she probably is a saver (per her credit report and w2s) and doesn't want to get a place by herself. I'm going to talk to both of them again and I will ask the qualifying applicant what will she do if the other one can't pay and take it from there, if I get satisfactory answers from the qualifying applicant, I will require them to pay the last month as well, if they can do that I think I will rent to them.

A lawyer created my lease agreement; with 2 people on the lease the renter that qualifies might balk at paying the other half that the other renter might not be able to pay, but if the lease is only on her name then I'm thinking she would be more apt to pay the entire rent if the other renter fails to pay, does that make sense?

Hi,

I have 2 young ladies that want to rent one of my properties, both have decent credit (no marks for late payments or delinquency), one has very little debt, makes around $55K and around $100 monthly total expenses per the credit report; second applicant makes around 38K but I see significant student loan debt, I'm still trying to understand the credit report, no negative marks but in some of the loans there are no payments for a few months or intermittent payments, seems a big portion is deferred, but if she was obligated to pay all the loans, her entire monthly paycheck would have to go into paying her loans, so if she was trying to rent by herself it would be a big resounding no.

I'm asking for $1,200/month, so the one applicant might qualify to cover the rent by herself (have to ask for more paystubs since she also earns commission). If I decide to rent to them any suggestions of how I need to setup the contract?

I also have vacation rentals and I've had similar situations where I was out of thousands, not fun! Those times you're thinking would be nice to have a nice long term tenant and no stress lol. I will say just pay her and keep going with your business, concentrate on having a great system to minimize your losses and create more income. I know when something like this happens you're mad and just want to fight it out but time is money. Good luck with the vacation rental, it will get better, just start concentrating on your system and don't be cheap on great additions to your rental, it will pay off in the reviews and the better reviews will yield a higher nightly rate.

@Kim Meredith Hampton thank you for the response, so you're saying that work that I did to remedy the situation might not stand up in court unless I have some sort of receipts? Should I have hired people to do this? (which would have come out even more expensive. How about lost rent because of the infestation?

Thank you for the response, I did have professionally treated, but even professionally treated all the heavy work falls on you, you have to vacuum like your life depended on it, they don't do that. They also don't treat the yard, that fell on me.
