My advice is to not necessarily focus on large metro areas. There are hundreds of small-medium sized towns (not rural) with those price points but may have better figures and less competition. But wherever you pick, learn that market inside and out before you buy anything.

Sometimes following up is as hard as the initial call, especially if they were cold or luke warm on the first contact. It really does work but it's easy to get away from it and just focus on fresh calls.

I dont think there is a specific door that brings the highest ROI. It has to fit well with the design. But like other features, it is one of many that come together to make the home more valuable.

The EMD should come after you are in contract, then wired to the closing agent.

I've found contractors by posting in local facebook groups. Some areas have groups dedicated to construction and contractors. Just search it up in FB, join the groups, and search for various keywords.

There are deals to be made everywhere. Just pick one market that interests you and go to work.

I may be different than most but I look for better deals instead of better markets. Would rather hit a home run in a stabilized town than an average deal in a hot market which may be cyclical anyway.

I am happy to have gotten in and out before things peaked. To me the business model always seemed risky due to the low barrier of entry. I don't want to see anyone fail and know many are doing well, but I'd rather make less on a LTR any day.
