Closing on a condo with cash but looking to refi out on a short-term basis while I flip it. Any hard money lenders with good pricing for a 10-yr old condo in Santa Fe, NM?

Looking for maybe 65-75% of purchase price.

It might not be that simple depending on the context of the neighborhood, and your neighbors. I would start by going to the planning department and getting their free feedback. They should be able to let you know right away how difficult that plan would be to get approved, and what the process would entail to seek approval.

Hey everyone,

I'm looking to buy a fixer near SAP Center that I can house hack. Specifically in the St. Leo and Shasta-Hanchett areas of San Jose.

It can be a 2 or 3 bedroom, any number of baths (we'll do an addition if needed), lot size 5k+, and within about 5 blocks of The Alameda. Price range: under 800k.

Can you help me find this?

 Hi Herm,

Yes, my ARV is referring to fixing up and reselling the house to someone who would move in. If you fixed all the things listed, it should sell for $350k. Since inventory is low right now I think you could squeeze more out of it by installing a composite fence to reduce the road noise and opting for some nicer finishes, or a nicer landscape/hardscape.

@Diane G. I get keyword alerts for some of the cities you post about and have also noticed a doomsday mentality that isn't always supported by data. If you saw data that indicated positive market factors, would you ignore it?

I'm of the opinion that if you know how to buy, you can buy in any market cycle. I will PM you some examples. I have colleagues on the Peninsula, some who post here and some who do not, that are doing much much better than I am. If you saw what they were doing you might change your mind.
