First off , hello everyone!Happy to have found my way back to BP since 2009 .
My question is regarding an ADU on my property.
Is it possible to rent out the ADU and the main house as separate units?
I've considered eventually renting out the main house, and maybe using the ADU as an Airbnb. Any input is greatly appreciated!
Currently they are not metered separately.

I have read and heard over and over again about the importance of having a mentor as a newbie investor. I agree that it is very important as it can save you time and costly mistakes, but just out of curiousity, have any of you started out WITHOUT having a mentor and just learning as you go? Please share your experiences and thoughts with the rest of us.

Congrats! Lot's of luck with your 1st deal. I know what you mean about being scared as HELL cause that's caused me to back out on a couple of 'potential' 1st deals for me.

Thank you both for your help. I have full intention to play by the rules. I believe in doing things the right way, I was just curious to find out if going an alternate route would be more practical and even legal. Now at least I can put this thought behind me and continue with my original plan.
