I would pass... Small margins, questionable rehab costs and other things associated with the property... A lot at risk for a small potential gain

How much do you value your time? If it is a lot, then have a realtor list it and represent your best interests. It's proven that listing with an agent will net you higher than doing a FSBO. If it is a very hot market, then you can try but I'm sure cooridinating showings, inspecitons, contract preperation will be time consuming... Good Luck!

Assuming title is 100% clean then yes but most of the case, that there some outstanding violations, liens, unpaid utility bills, etc.. There is a reason they are giving title via quitclaim deed

If no renting is permitted in the condo bylaws/docs, I wouldnt even mess with it.

I'm a local investor and RE Broker down here as well..However, I predominantly deal with condos and townhouses (HOA's) and have not messed with multi-family properties. Mainly the reason being that they are so overpriced down here for the most part. It's tough to find deals and there way too many bogus wholesalers and "investors" who are making the rest look bad.

I would let it slide on the 1st go-around, assuming they are cooperative and responsive. Explain to them that it is due on the 1st and holidays and weekends are no excuse.
