Hello All-

After some discussion and talking with a few realtors, I will be selling my house FSBO and want to make sure I have all the correct docs to sell FSBO in Texas. I have pulled the standard sales contract off the TREC website. What other docs will I need before title opens?

Good morning!  

I am contemplating renting my house or lease option on it.  My concerns on renting are being responsible for repairs while taking a "journey" with my family.  The downside to lease option is that I will be selling the house and I'm not sure I'm ready to do that.  

I am in Denton County, Texas in a highly desirable school district in a good rental/first time buyer neighborhood.

Secondly, can anyone recommend a good title company to work with on setting up the LO?

Thanks All! Thanks Scott and Elizabeth. Legal requirements are one thing I look to avoid in potentially getting my house rented if I move. The good thing is that rents are pretty healthy in my area due to wonderful schools. I might even positive cashflow, behind the FHA after looking at rents in the area!

 Thanks!  It is a possibility at this point, but this is a major factor to consider.

I am exploring a potential job about 200 miles away (from Forth Worth, (NISD) TX to Round Rock/ Austin, TX) from where I bought a house with an FHA loan in March of 2014. If I were to rent or lease option the house. What sort of paperwork do I need to file with FHA/lender? Is there a mileage limit or is the relocation for work enough to bypass all of the residency restrictions?

Thanks!  Also welcome advice on possibly setting up the lease option/rental in TX.  Last time I tried to rent a house in Las Vegas, it was disaster, this was before I found BP

My offer won out of a few and was able to view the property today! Property is in move in condition and will close on 3/28. I shortly executed contract after seeing the property.

@Robert Adams Vegas property is long gone, sold it in 2012 a few months after I moved. Didn't want to but someone offered me the right price while I was trying to rent it. LA made it clear that the sellers (out of state investors) had no problem with a long inspection period since the house is not available to view until Thursday, my agent said a 10 day inspection, then LA suggested 15. We didn't want to offer, however as of yesterday morning, there was already one offer on the property.

@Bobby Beard This is going to be a primary residence and we will upgrade the floors and counters. We are not going anywhere anytime soon with a baby on the way and a child in 1st grade.

Offers are being presented today and we will find out soon, if our offer is even good. Thanks for the advice, I will be posting when I hear from my agent.
