@Matthew Von Dwingelo You should have a value proposition for people. You have two people you're working with Sellers and Buyers. Each of them has different needs and you have to serve both to create a win/win/win deal for the Sellers, You and End Buyers.

@Jose Falconett I think you may be overthinking this. You have no control over what someone will actually pay for a property because you're assuming you know what the end buyer will do. For example, while you might think ARV is $100,000 in your example there may be a rehabber that sees ARV as $200,000 because they pop the top, finish the basements, and do some other improvements. Landlords will also pay different amounts than rehabbers for properties. Ultimately, as a wholesaler, you make money on the margin so you should be trying to sell the property for as much money as possible while considering terms (e.g. cash or financed, days to close) and relationships as well.

@Brad Lowery you can use RedFin, Zillow, Trulia, etc. to help you determine value. You could also ask a real estate agent to help you. The free public websites have a wealth of information that can help you in determining the After Repair Value.

@Roger Covin I'm not an attorney or accountant but I'd encourage you to get them on independent contractor agreements.

@Michael Swanigan - in my specific area, houses are much easier to sell than land. For me, there are just substantially more buyers...maybe an order or two of magnitude higher (i.e. 10-100x more).

@Account Closed I want to encourage you to remain consistent and persistent with your efforts. Don't be afraid to change strategies though if something isn't working for you but you have to give it enough time. The many strategies can be used to help you with virtual wholesaling including other exit strategies like lease options.
