I will generally have an open house at first and then if I don't get anybody, I will schedule appointments.  This helps create tenant competition and helps limit the time you spend showing the place.

I'm in the process of doing my first floor to ceiling brrrr property.  I've received great feedback from thumbtack.  I haven't started with anyone, but I like the apps ability to reach a large audience without me making a hundred phone calls.

@Marshall Hooper,people in Nebraska don't need the lifestyle's unlimited club.  We get our hands dirty and learn.

I don't have any experience with short term rentals, but I would call the people that have homes already on there and ask them.

I haven't used SAC for any multi family but I have 3SFR's with them and are easy to work with.

my guess is that that specific neighborhood must be kind of rough.  You're close enough to the med center and UNO that you should be getting a younger crowd.  What are your standards for renting?  Maybe you need to tweak them a bit to ensure your targeting the right clientele that are looking for that area.
