@Tom Donnelly, call access bank in Omaha.  I just talked to a loan officer there and they have no problem with you getting the loan in your name and then quit claiming it down the road.

@Tom Barnicle, I would agree.  Finding off market deals is key. I know theyre out there, because I just bought one and I know other investors are finding them to.  Work you direct marketing and tell everyone what you’re doing and what you’re looking for.  You never know who could have a potential deal for you.  Good luck!

Where is the tree and how much is it to cut it down? I had to replace a main drain last year and it would’ve been easier (and cheaper) to just knock down the tree in the first place.

@Brian Washburn, wondering why you think you can only get 925 in rent?  A 4 bed, 2 bath house should be collecting more than that.  I bought a 3,2 on 50th and Leavenworth and projecting to get at least 1200.  I’m sure you analyzed the area for expectations of rent, but I just thought that was low. Also, I feel like the getting above  or around the 1% rule is and ther check you can do to make sure the property is worth pursuing. I say give it a go and good luck.  Oh and attend @Collin Schwartz’s meet up this month too.

@Owen Dashner, I Guess it would depend on the buyer.  Someone like me who has concentrated mostly on SFRs, it might be beneficial to have tenants already in place to help get acclimated to being a landlord of a multi family property.  Unthinkable seasoned multi family owner on the other hand would like to pick their own tenants.

@Jenessa NeSmith, just wondering where in Omaha your rental is?  I have wondered about this business model, but assumed Omaha wouldn’t bring year round customers. What’s your typical vacancy rate?  I would be interested, but I’m awfully cautious with the seasonality of Omaha.
