I was in the same situation last year with a duplex I bought in Omaha.  There is still a decent renter pool, but you may have to sacrifice on price the first go around.  Also, try to get a 18 month lease so that you don’t have this issue next time.

I just refinanced with Cobalt.  I had to get an appraisal done, but they lended out 75% of the appraisal value.  They have a 25 year, 10 fixed  loan structure and appealing rates.  They just get a little pricey on the closing costs and lending fees.

@Collin Schwartz runs a great meetup here in Omaha.  Before you do invest a lot of money in education or lists, I would go to a few of these first.  There’s a lot of people that have already been in your shoes and are willing to share information.
