I agree with Harrison - check out your local REIA and you can also network here on BP :D

FInd someone who is doing what you want to do and who you can learn from. There are a lot of people out there who feed on new people - seek out the leaders in your community. It's a good starting point - find out who the real key players are in your area.

Hi Ashan,

There's risk in most types of real estate investments - you just need to learn how to manage risk. Probably the most important thing when doing Lonnie deals is to know your market and know it well. Also, know how to screen prospective tenants/buyers - it's important. Yes, there is always the risk they may default especially in this economy but it's just knowing how to manage the risk and being prepared for the worse. Hope that helps!

For me, that's a hard question to answer - I've learned a lot through the mistakes I made. If I didn't make mistakes, I may not have learned so much. Think sometimes things happen for a reason. I found my niche by investing in other areas of real estate - I found out what I like/don't like and went with what worked for me. It's been a long journey but well worth it :D

Depending on your end goal (i.e. buying and holding, buying to retail, etc), you really need to make sure you know the market so you know your exit strategy will work. Hope that helps!

Adding in the PM option with the Pro Account is a great solution. I also like having the ability to block - I've had spam in the past from another site with people sending me PMs who are not connected to me, it's annoying because most of the time it's a sales pitch. Thanks for your efforts, Josh - this is a great site!

Greed and fear are two of the most powerful emotions - they cause people to act/not to act. In this case, people acted out of pure greed and no one person/entity is to blame. This interview only shows one side of the story - the story of the homeowners who are portrayed here as the only victims. It fails to show the other side of the story. How about the people who refinanced their homes and pulled out all their equity to buy more doodads - cars, houses, etc. Didn't they take advantage of the situation as well?

Think most people just want to get rich quick. People want the easy route - they want things done for them including putting their finances in someone else's hands.

Building wealth does not happen overnight - it takes work, hard work, which includes putting in the time to get the knowledge to make it work.

Yes, I agree - it's a total #s game. You're doing the right things. The more offers you make, the better chances you have of getting one accepted. Also, it helps to go back and re-submit on the old offers you made. Most times, it's the ones that have been sitting on the market for awhile (especially if they're vacant) that are the winners. Hope that helps!
