Just purchased the book, and very anxious about reading it. I'm just starting my REI venture, and have my first investment property under contract right now (super excited about it!). Thanks @Tim Shin! I found the property on the MLS. My realtor, @Sharon Tzib, who by the way is absolutely amazing, setup an alert for me based on my criteria, so anytime there was a match, I would receive an email alert immediately.  So yes you can get deals on the MLS, but it just depends on each individual and what they consider 'good' for themselves.  Good luck!

Hello @Tim Shin, I like your idea of getting rich together!  I'm still pretty new at this, and just a couple of days ago got an offer accepted for my first investment property!  It will be a buy & hold.  It's in the NW part of Houston, more specifically in the Bear Creek/Copperfield area.  Once the inspection and appraisal is done, I will post more details about the property.  I'm nervous and excited all at the same time!  I'm already thinking about the 2nd property :)
