Quote from @Jonathan Soto:

the hope for interest rate to drop for you can begin cash flow. think of other creative ways you can make the deal work. is this owner occupied or only investment?

Quote from @Neil Narayan:

In general Austin is more of an appreciation market than cash flow.

I am not sure if that is the case now, I see lots of price drops and also on market for long. The problem is 2+% of prop tax which adds to the issue

Quote from @Blake Wilder:

Have you thought about running the numbers as a short term rental or even a mid term fully furnished rental?

I am not sure if I want to do that as I don’t want to pour more money and also being active on finding clients, I might reduce the client base also. This is just my thought not experienced with this model.

You tell me, is this a good deal?

No it’s not a deal at all with current interest

I have looked at 2 homes and both are decent to great location.

First one asking price about 560k 2300sqft, rental expected about $2500. Hoa $125 tax is 2%. Even with 5% interest with buy down I am not getting the cash flow

Second home prices around 450k 2500sqft and rented for $2500 now,

I am thinking of second home, what is the max I can offer? I am around 405k and hoping to refinance in 1-2 yrs

I am planning to buy a apartment in a building that has 40 floors and there are 2 of them available, 1 & 2 bedrooms. From cash flow perspective they both support, I am not able to decide between 1 or 2 bedroom. The only difference is 2 bedroom has great view as it is on top floor.

I am a downtown guy, love the energy and the excellent food and clubs around. I might live in there once my kid goes to college. I also believe it’s a good investment from growth and cash flow.

Your thoughts much appreciated.
