Hector, I recommend taking a look at lendinghome.com.  My experience has been that local lenders are slower and more conservative when it comes to lending to investors...  lendinghome is a nationwide lender specializing in helping investors with construction loans.  Local lenders are great since you can walk into their store, but a specialty lender will have a fully developed program built around what you as an investor will need.  I hope this is helpful!!!

I disagree with Matt, an Agent is there to facilitate the purchase they are not contractors; I believe Buyers make mistakes by relying too heavily on Agents when it comes to important decisions beyond market pricing & research.

Absolutely correct, leverage juices returns but does the same to losses.  The more debt you have, the less equity you have the more risk of debt when there is no equity.  The equity piece for us the most important part of any investment we make, we pass on a lot of deals that are likely to be profitable because they are not profitable enough to have a 'margin of safety'.

I highly recommend getting your real estate license and practicing BEFORE you invest any money.  You are obviously motivated, mature and smart - leverage these traits by becoming an Agent and learning as you transact with very little of your own capital at stake.  Feel free to message me any follow up questions, I highly recommend a couple of years of work as an Agent before you start investing in RE. 

Please do not think that I am discouraging you from proceeding, I wish I had your courage & vision when I was 17!!!

1. These areas will be impacted significantly; the trend toward online learning started well before the pandemic and I believe the current situation will accelerate that trend.

1a. The impact will be proportional to the influence of the college on the town.  As an example, Umass - Amherst is 70% of the local economy in the town, I think local landlords are going to get smashed.  Fitchburg State University has had a positive impact on the City of Fitchburg, but the City is not dependent on the University; the University was an accelerator to the local economy but not essential to it.

2. I think the answer laid out above in 1a can provide a basis for you to make a determination as to how to proceed.  I would not invest in a rental property in Amherst right now, but I would proceed with a purchase in Fitchburg.

Sherman, try this: (1) go on Zillow/Redfin and filter for lender owned properties, (2) find the listing Agents for the properties, (3) call them and talk to them about what you posted... Local REO brokers are typically the best connected people in every market. I hope this helps.
