All those "Max your retirement account" weren't saying so in 2009 2010" when people lost 50% of their live savings in just months.

Reality is that real investors don't put their money where there's 100% systemic risk. You have to control your risk like putting a stop loss, hedging inflation, having guarantees, having insurance in your investment, charging points, doing your due diligence, etc.

"Hope" is not an investment strategy...

Nice! Was it a motivated seller? In today's market here in Norfolk its very competitive, I just got a Duplex which I'm currently renovating for house hacking.

Isn't the average vacancy duration the vacancy rate?

I use the vacancy rate in the neighborhood which varies between each neighborhood
