Honestly I agree with your overall sentiment and the points you make, but this in particular is a bit of a blanket statement don't you think? Maybe we rent to different kinds of people, actually I'm sure we do; most of my tenants are extremely hard working. I'm not a blind idiot, I know the kind of tenant you're speaking about, but I'm saying as far as that blanket statement... yeah it's not true.

For what it's worth I was just going through this with a seller. 7 units total, a 4 unit & 3 unit right next to each other, & the only way I could get them is if I bought both as a package. You might want to see if your seller would want to carry paper on the two, or just one, whatever the need is, for a decent amount of time, to let you build a little equity in the deal & later on refi conventionally to cash him out.

Me personally... The investment in a solid laser printer pays for itself. Yellow lined notebook paper (at the proper pound rating so your printer doesn't jam).. Red ink.. If you want to go crazy, make a custom font using your handwriting, then using a mail merge (excel/OpenOffice etc) pop them out that way. I get my letters done postage included for about 60% what the mail houses charge. Takes some time to get the process down but all in all it's pretty fun if you're a creative type. Buuuut if you have more money than time, want to outsource it, etc... Yellowletters.com will send you a real nice sample packet with a bunch of different mail pieces they offer.

A friend of mine was at the bar once, came home and told me they met someone who is trying to get into real estate investing. My friend struck up a conversation with the person knowing that I was doing it, and was asking the person how it was going, how she got into it, etc. This woman responded with "I just paid $25,000 for my training, I have investors lined up and contractors ready to go". Don't let that be you. There's a very fine line between valuable training that you may pay for, and you giving away your chance to do your first deal (because the price tag of the training is so huge) to someone with a slick sales pitch.

Are you talking about repairs you need now or about budgeting for capital expenses?
