Thanks everyone for your great welcome. Les I hope you find Alabama to be a good move. We also are new here. You said your 20 miles south of Birmingham. Is that down the 65. If so your in our back yard so to speak. We would be happy to help you get acclimated. What type of REI are you involved In?

Brother KirkBishop;
Your question is too vague. Generally speaking, when space is needed, look up. A loft works for a bedroom and a shelf works for a kitchen.

You can also send the letter of debt forgivnes, 1099 to Social Services (Welfare) or Sec 8 if they are reciepients. The debt release amount will be considered money recieved by them and they will have to repay the govt or lose some current benifet. I have done this in California. It works

Thanks for the responses,
Yes, Millbrook is east of Prattville and north of Montgomery.
I bought my first investment property in 1987. Three houses on one lot in Willows California. I still own them. WOW. Over twenty years!
I had 17 rentals in Calif. when I ended up divorced. I had to refi. a couple of properties to cash out the ex so I borrowed more than I needed and moved to Alabama to start over.
I now have 17 rentals here, 4 of which still need renovating. I find myself making ends meet but with not enough leftover cash flow. My fifteen rentals in Calif. are paying for themselves.
I would like to flip some properties for cash but that is new to me so here I am hoping to learn more about that side of the business.
I am also looking at managing property for some extra cash flow without the overhead expenses. My new wife was the manager of an 180 unit apartment complex when we met so that is an area we could expand into.
Buying an apartment complex might work if I could figure that out.

Hello Everyone, I'm a :clap: new investor from Alabama and California. Most of my investments up until now have been buy and hold rental property. I'm interested in jumping into other types of transactions. I'm not sure of the right stratigy to leap frog this venture. I am looking forward to the advise and sounding board this forum offers.

Fire your lawyer and call any apartment manager to get referals for a "good" eviction attorny. If you call enough of them, one will come out on top.
