Depending on your long term strategy, I'd say renting out the house you already own out right would be the best option. Consider the fees associated with selling it. On the flip side, if you keep it and have to finance your next home, you'll be paying near 7% interest.

Those of you using Resimpli, Carrot, and the like for your website. How have you handled SEO? Where is your site landing in Google Search results? I'm trying out Resimpli and I know SEO is a long term game. Trying to decide if I should use Resimpli or a stand alone website to funnel leads.

Hi Bryce - I'm working on that right now. I've contacted and met with several agents and investors to try and build that network. No luck thus far. I've been to our local REIA as well. I have no problem sharing the profit if someone else is doing the legwork to find the deals.

I was in the same boat. Couldn't get CPAs to return my calls. Landed on Melvin Bibb Pinson & Segars PC and they've been great so far.

So how is everyone finding distressed properties in 2025?

- Any luck finding deals on the MLS?

- Any luck with direct mail? 

A lot of the information I'm finding on here when searching is very outdated. I have a limited marketing budget of about $5k and need to make every dollar count. I work full time so I don't have a lot of time to cold call and door knock.

I'm looking for tips from experienced flippers.

I've always wanted to invest in real estate, so I've been saving. I have finally reached my financial goal and would like to start soon. I plan to do start slow and pay cash.

I work a full time job, so I do not plan to do the work myself. I plan to use a contractor.

I haven't started with anything yet. I'm doing my homework. I know I need to meet with an attorney and a CPA to make sure I structure everything correctly. Can anyone offer other advice? Maybe things you wish you had known before you started?
