We are new at this. A married couple just moved into our property and noticed some missing things they would like (ceiling fan in master bedroom, storm door, ...). The wife said she would pay for the new ceiling fan if we paid for someone to install it. This feels strange. Who will the fan belong to in the end ... to them or to us? I appreciate their generosity but it feels strange. Any advice?

We are new at this. Should all adults who will be living in the property always be on the lease agreement?
We have a married couple who has filled out an application and gone through the background check. The wife scored higher than the husband (credit report: 625 vs. 523). The overall score says that together they are a "Moderate Risk" and that 45% of landlords in our area accept applicants with this score. But especially the husband has had some financial issues over the years (collection agencies, etc.). Should both of them be on the lease agreement or only the wife?

Post: Pushback from potential tenant after background check results

We are new at this. We did a background check on a potential tenant which came back as a "Moderate High Risk" person for renting. We informed this person that, based on this result, we could not rent to them. We sent money to reimburse them for the background check fee. This person is quite upset and does not believe there could be anything wrong with the results of their background check. We will send them an email telling them they can access and see the results for themselves. Any further wisdom/advice?
