Tenant offers to pay desired items (ceiling fan, storm door, etc.

We are new at this. A married couple just moved into our property and noticed some missing things they would like (ceiling fan in master bedroom, storm door, ...). The wife said she would pay for the new ceiling fan if we paid for someone to install it. This feels strange. Who will the fan belong to in the end ... to them or to us? I appreciate their generosity but it feels strange. Any advice?

@Peter Van der Steur good question. In my market, if it becomes attached to the house, it stays there. Please get this in writing and ironed out before doing anything, so there are no problems on the backside with them removing as they are vacating at the end of their lease
